Pest Control South Wimbledon
Finding pest signs while a home is changing hands raises two separate questions: what needs treatment, and what evidence should be recorded? Contact Getting Rid of Pests for an inspection in South Wimbledon. We can discuss the affected rooms, the stage of your move and who will arrange access before an appointment is agreed.
- Record where signs were found before rooms are cleared.
- Separate inspection findings from assumptions about a previous occupier.
- Agree treatment and handover arrangements with the person authorising work.

THE QUESTIONS BEHIND THE CALL
A change of tenancy is a useful time to investigate.

Rodent signs in an empty kitchen
Empty cupboards can make previously hidden marks visible. That does not show when activity started or whether it continues. Note the cupboard, surrounding pipework and any damaged packaging that remains. Explain whether the property was occupied when the signs were first seen. An inspection can compare the reported evidence with accessible routes behind units. Read about mouse inspections if the pest is uncertain; rat control is a separate discussion where larger rodents are suspected. Do not treat a mark on a worktop as proof of the source.

Bedroom belongings and bed bugs
A mattress or bed frame left in a property deserves a specific inspection if insects have been found nearby. Photograph the insect if practical, and report the sleeping areas involved. A complaint about bites alone is insufficient identification. Avoid moving suspect furniture into another room while deciding what to do. Our bed bug treatment information explains the questions about preparation, room use and return visits. Disposal is not automatically a substitute for treating activity that may extend beyond one item.

YOUR PROPERTY & ACCESS
Access can change between the viewing and the visit.
Keys, locks and authorised contacts can change during a move. Give the person booking the appointment a reliable way to reach the property and clarify whether utilities and lighting will be available. If a landlord, agent and incoming resident are all involved, nominate one contact to receive findings and instructions. Conflicting directions about what to clear can otherwise hide the information needed for an inspection.
Waste left after a move is a separate maintenance issue. Check the collection arrangements for the address using Merton’s bin guidance. Where communal containers serve the building, report damaged bins to the responsible manager. Describe any pest signs around the storage area without assuming they explain every sign indoors.
If the enquiry crosses the local boundary, the pages for Wimbledon properties and Colliers Wood flats offer different access considerations. They are not evidence that an adjoining property caused your problem. The decision to inspect another unit should follow the findings and the available permissions.
MAKE THE VISIT USEFUL
Keep the handover useful.
Before clearance
Record the date, room and location of each sign. Retain photographs and details of any products already used. Tell the technician what has been removed since the observation, so an empty room is not mistaken for an untouched inspection scene.
Agree the work
Clarify who accepts the quotation and whether the visit is an inspection or includes treatment. Ask what happens if identification changes the proposed approach. Arrange permission for any separate proofing or repair before it is added to the job.
Transfer the instructions
Pass preparation and aftercare information to the incoming occupier. If a return appointment is recommended, assign responsibility for booking it. A treatment record is more useful than a vague assurance that the house has been dealt with.
Occupied or vacant?
A vacant property can still contain belongings and shared areas that need preparation. State who will be present and whether access is possible to every affected room. If occupants remain, mention children, pets and rooms that cannot easily be taken out of use.
Cleaning and repairs
Ask what can be cleaned before identification and what should be left for inspection. Do not conceal suspected entry points behind fresh finishes without discussing them. Proposed proofing work should be coordinated with any active treatment and documented separately.
SCOPE & BOOKING
Compare the scope at handover.
The number of rooms, pest identification, access and follow-up affect the quotation. Ask whether the inspection report, treatment and further visits are included, and confirm VAT. The price guide is background information; the relevant figure is the quote for this property. An end-of-tenancy deadline does not make an incomplete scope a better purchase.

020 3746 3014BEFORE MAKING A DECISION
Handover questions.
Can old droppings tell me whether mice are still present?
Not reliably on their own. Explain when they were discovered and what has changed in the room. The inspection and any monitoring should establish how the evidence relates to current activity.
Should I throw away a bed left by the previous tenant?
Do not assume disposal resolves suspected bed bugs. Ask for identification and advice on handling the item first. Moving it through other rooms may make the original distribution of signs harder to assess.
Who receives the findings if an agent makes the booking?
Agree that at booking. Give the authorised contact’s details and decide who will pass instructions to the occupier. The person who lets the technician in may not be the person authorised to approve extra work.
Can treatment happen before new occupants arrive?
Potentially, depending on identification, preparation and scheduling. Explain the move-in date and ask about room-use instructions after the proposed treatment. Do not promise occupants immediate access before those instructions are known.
Does an inspection settle a deposit dispute?
An inspection describes pest findings and recommendations within its scope. It does not automatically determine responsibility for a tenancy dispute. Keep dated records and discuss separate tenancy questions with the appropriate adviser.
Can the new tenant arrange the follow-up?
That can be agreed if the plan requires one. Make sure the contact details, included visits and observations to report are handed over. Avoid leaving a recommended appointment without a named person responsible for it.
